The railway corridor is central to Anin, Międzylesie, Radość, Miedzeszyn and Falenica. It can make a lower-density address practical, but a radius around the tracks does not measure the real journey. Confirm the correct platform, side of the tracks, crossing, temporary entrance, walking surface, lighting, step-free route and replacement-bus stop.

The official 2026 district update describes works on the Wawer–Otwock line, temporary platforms and crossings, reduced rail operation on parts of the corridor and replacement buses. The district reported major restrictions continuing at least into spring 2027, while the wider modernisation programme extends further. Do not advertise a normal frequency or a single centre travel time during this period.

For a house purchase, test four routes: the normal rail or bus commute, the current construction-period route, an evening return and a car journey at the hour the household will actually travel. The official MSWiA guidance distinguishes buyers and property types that require a permit from exemptions. Citizens and entrepreneurs from the European Economic Area and Switzerland are covered by a broad exemption described by the Ministry. Other buyers may benefit from specific exemptions, including rules for an independent residential unit outside a border zone, but a house normally involves land and must be assessed on its own facts.

Before reservation, the appointed Polish lawyer should confirm the buyer's citizenship and status, the exact property type, land area, ownership structure, location, intended use and whether a permit or another condition applies. Do not rely on an agent's general statement that “foreigners can buy apartments” when the transaction concerns a house, plot, internal-road share or other land interest.
