How to compare without false precision

A robust comparison keeps unlike costs and unlike legal systems separate until the assumptions have been normalised.

Eligibility and the exact title

Citizenship, land components, local approval rules and the legal form of ownership come before price. A city-level rule never replaces review of the exact asset.

Total entry cost

Model tax or duty, notary and registration, buyer-side support, legal review, finance, renovation or finishing and the reserve needed after handover.

Comparable residential stock

Compare similar micro-locations, building age, condition, energy performance and usable area. A premium central apartment should not be benchmarked against peripheral average stock.

Rental result, not headline rent

Use the same denominator and make vacancy, service charges, maintenance, taxation and management visible. Gross and net figures are not interchangeable.

Technical and regulatory exposure

Older buildings, protected stock, energy obligations, rental restrictions and community liabilities can change both cost and execution time.

Currency and remote control

Separate the property result from FX movement. For remote buyers, add document flow, power of attorney, inspection evidence, payment sequencing and post-purchase operation.

Our buyer-side rule

We do not use these comparisons to push inventory. Warsaw remains on the shortlist only when the legal route, budget, risk profile and ownership plan fit the buyer’s brief.
