These are aggregated developer-offer figures published by RynekPierwotny.pl for 31 August 2026. They are not matched properties and should not be read as a promise that seven additional square metres always cost only the difference between the two averages. District, project tier, floor, completion timing and the composition of available stock change the result.
Compact studios command a higher asking price per square metre, while the two-room format is far more common. In separate January–May 2026 developer-sales data, two-room units represented about 45% of Warsaw units for which developers found buyers. That depth matters when considering future resale.
Compare total capital — not the cheapest headline price.
A small apartment can be expensive per square metre and still fit a lower absolute budget.
The lower purchase price is not the full answer: measure transaction, finishing, furnishing and first-letting costs.
Build the same capital stack for both properties. Start with purchase price, then add transaction costs, legal and technical work, buyer representation, financing costs where relevant, renovation or developer finishing, furniture, appliances, lighting, window coverings, first-letting preparation and a contingency appropriate to the condition.

Otodom reported average advertised Warsaw rents in July 2026 of PLN 3,262 for a studio and PLN 3,939 for a two-room apartment — a PLN 677 monthly difference. Treat this as a citywide snapshot, not a rent guarantee. It does not control for district, area, finish, service charges, parking, building age or whether utilities are included.
Rent per square metre can be stronger.
If the purchase discount is meaningful and the unit is exceptionally efficient, the lower total capital can outweigh the lower monthly rent.
Higher rent can arrive with a wider audience.
