Our long-term management offer is deliberately linked to WIC's renovation and finishing work. This lets us understand the apartment before it reaches a tenant and keeps the service boundary clear from the start.
A suitable route
The service may fit when:
- You are buying a Warsaw apartment with WIC and want it finished and rented long-term.
- Your apartment is currently being renovated or finished by the WIC team.
- WIC has already delivered the apartment and it is intended for stable long-term tenancy.
- You live outside Warsaw and want one local team to coordinate the tenancy under an agreed scope.

We do not provide:
- Short-term, holiday or Airbnb-style rental management.
- Ongoing management for apartments renovated or finished independently of WIC.
- Automatic acceptance before we confirm the property, ownership route and operating scope.
- A guaranteed rent, guaranteed tenant or guaranteed investment return.
What the service covers
A defined route into long-term tenancy.
The placement stage and the ongoing stage are separate. We confirm what applies to the actual apartment in writing, including responsibilities, calculation base and VAT treatment.

We present the rental-ready apartment to prospective long-term tenants, screen the candidates and select a suitable tenant for the property.
02 · DOCUMENTATION
Tenancy coordination
We coordinate the tenancy documentation and organise the start of the tenancy. The structure is matched to the owner, tenant and apartment rather than treated as a one-size-fits-all form.
03 · ONGOING
Local operational coordination
For qualifying WIC-renovated or WIC-finished apartments, we provide local tenant communication and operational coordination within the scope individually agreed with the owner.
04 · CONTINUITY
Renewal with the same tenant
When the tenant stays after the first term, we can coordinate the renewal and prepare the tenancy for the next agreed period.
Occasional tenancy where legally suitable. Where the owner, tenant and tenancy qualify, the structure may use Polish
najem okazjonalny. This includes a tenant declaration made in the form of a notarial deed, submitting to enforcement and committing to vacate under the statutory procedure. The eligibility conditions and procedure are set out in Articles 19a–19d of Poland's tenant-protection legislation.

How the management route begins.
The process starts before a tenant moves in. We first establish the property route and rental readiness, then agree which placement and ongoing-management elements apply.
Property and eligibility check
We confirm whether the apartment was or will be renovated or finished by WIC and whether it is intended for long-term rental.
Rental-readiness stage
The apartment reaches the finish and furnishing standard agreed during the WIC renovation or finishing process.
Tenant placement
We present the apartment, screen candidates and coordinate selection of a suitable long-term tenant.
Tenancy documentation
We coordinate the documents and, where legally suitable, the occasional-tenancy formalities and tenant's notarial declaration.
Agreed local management
Once the tenancy starts, WIC provides local tenant communication and operational coordination under the written scope.
Renewal or next tenancy
If the same tenant stays, we can coordinate renewal. A new placement is handled as a separate tenant-placement service.

These are the current headline charges for long-term rental support. The individual agreement confirms the exact calculation base, VAT treatment and operational scope.
Tenant placement
1 full monthly payment
Finding and screening the tenant and preparing the tenancy agreement. The calculation includes rent and the agreed administrative charges and utilities.
Monthly management
10% of rent
Ongoing management under the agreed service scope after the property has been renovated or finished by our team.
Renewal

Coordination of a renewal with the same tenant after the first year.

Does Warsaw Investor Care manage any apartment in Warsaw?
No. Ongoing management is available for qualifying apartments renovated or finished by WIC. This allows us to know the property standard before the tenancy starts. Acceptance and the exact scope are confirmed individually.
Do you manage short-term or holiday rentals?
No. Warsaw Investor Care provides long-term rental support only. We do not operate Airbnb-style, holiday or other short-term letting.
What does tenant placement include?
Tenant placement includes presenting the rental-ready apartment, sourcing and screening suitable long-term candidates, coordinating the tenancy documentation and organising the start of the tenancy.
What is included in monthly management?
For a qualifying WIC-renovated or WIC-finished apartment, monthly management includes local tenant communication and operational coordination within the scope agreed with the owner. The written agreement is authoritative and confirms what is included and excluded.
Do you use Polish occasional-tenancy agreements?
Where the owner, tenant and tenancy qualify, the structure may use najem okazjonalny, including the tenant's declaration in the form of a notarial deed. The statutory requirements and enforcement procedure are explained in Articles 19a–19d of the official legislation.
How much does the service cost?
Tenant placement is one full monthly payment, calculated using the rent and agreed administrative charges and utilities. Monthly management is 10% of rent. Renewal with the same tenant after the first year is PLN 750. The individual agreement confirms the fee base and VAT treatment.
Can I contact you before I buy the apartment?
Yes. WIC can coordinate the wider route from property search and negotiation through renovation or finishing, tenant placement and eligible ongoing management. See our Warsaw property services and published pricing.
Do you guarantee the rent, tenant or investment return?
No. Rental demand, achieved rent, vacancy and investment performance depend on the apartment and market conditions. The service provides local execution under an agreed scope; it does not guarantee a tenant, rent level or financial return.
