WIC’s fee covers the buyer-led search, screening, negotiation and coordination described below. Legal opinions, notarial charges, taxes, finance, renovation and rental services remain separate so the total plan is understandable before commitment.

Separate purchase costs

The property price and WIC fee are not the whole budget.

These figures are planning information. The actual buyer, title and transaction must be checked before commitment.

Independent legal work

Often around 1% net + VAT

An indicative partner estimate, not a fixed tariff. The appointed law firm confirms its own scope and quote. You may appoint your own Polish counsel.

Notary and court

Value-band tariff + individual quote

Polish law sets maximum notarial remuneration by value bands, not one universal percentage. VAT, copies, mortgage entries and additional deeds may add cost. The standard court fee for an ownership entry is normally PLN 200.

Transaction taxes

2% PCC is common on taxable resale

A qualifying first-home buyer may be exempt. A standard VAT-taxed developer sale generally avoids ordinary 2% PCC, but a separate 6% rule can apply to the sixth and later residential unit bought in the same investment. Confirm the buyer, title and purchase structure.

Interpreter, remote route and finance

Individual quote

Sworn interpreting, power of attorney, apostille or legalisation, translations, valuation, bank charges, specialist surveys, insurance, currency conversion and transfers depend on the buyer and transaction.

Legal, notarial and statutory costs stay visible. They are separated from the WIC fee and confirmed for the actual buyer, title and transaction.
Optional after purchase

Renovation and long-term rental are separate scopes.

Management is available only for qualifying apartments renovated or finished under WIC technical control.

Tenant placement 1 full monthly payment

Calculated using the monthly rent plus the agreed administrative charges and utilities. The individual agreement confirms the base and tax treatment.

Ongoing management 10% of monthly rent

Long-term rental management under the agreed service scope. WIC does not provide short-stay or nightly-rental management.

Coordination of an extension with the same tenant after the first year.

If your route is unusual, ask for a written cost plan instead of relying on a generic estimate.

Is legal due diligence included in the 3% WIC fee?

WIC coordinates the file, but the lawyer’s regulated legal work and professional responsibility are separate. The appointed law firm provides its own engagement terms and quote, and you remain free to appoint your own counsel.

Why is there a PLN 20,000 net minimum?

The work required to define, search, screen, negotiate and coordinate a secure purchase does not fall in direct proportion to the apartment price. The minimum protects the agreed scope of the buyer-side process.

Can the fee be discussed for several apartments?

Yes. A staged or multi-unit instruction can be priced after the number of apartments, timing, target stock and expected scope are defined.

Can renovation or finishing be quoted before purchase?

Where access and documentation allow, we can define a preliminary scope and budget before commitment. The final quote depends on measurements, technical findings, materials and the agreed standard. See renovation and finishing in Warsaw.

Can WIC help with a mortgage based on foreign income?

We can introduce you to an independent mortgage-advisory team. Eligibility and terms depend on the bank, income currency, residence, documents and current lending policy, so the adviser verifies financing directly and confidentially.

Are the tax and notarial figures final?

No. They are planning information. The lawyer, notary and tax adviser should confirm the figures for the actual buyer, property and transaction structure before commitment.
