Opening a bank account in Poland as a foreigner — documents, KYC and property transfers
A practical guide for EU, EEA, Swiss and non-EU buyers: what a bank may request, when PESEL helps, why non-resident onboarding is harder, and how to prepare a large Warsaw property payment without creating avoidable delays.
Foreigners can open Polish accounts, but there is no single checklist that forces every bank to accept every profile.
A Polish bank must identify the customer, understand the purpose and intended nature of the relationship and apply risk-based anti-money-laundering controls. That means citizenship, legal residence, address, tax residence, document type, planned transactions and source of funds can all affect the route. The current legal framework is the Polish AML Act; each institution then applies its own onboarding policy within that framework.
For a foreign property buyer, the useful question is not only “Can I get an account?” but “Will this account accept the planned incoming funds, convert or hold the required currency, and execute the purchase payment on the notarial timeline?”
Can a foreigner apply?
Yes. Approval and the exact route remain bank- and profile-specific.
Is PESEL mandatory?
It may be requested by a provider or channel, but it is not a substitute for identity, residence and tax checks.
Can it be opened remotely?
Only where the bank accepts the applicant's citizenship, residence and document through its remote process.
Do buyers need one?
Not for every cash purchase as a universal rule, but a Polish PLN account can materially simplify payment and later property operations.
Resident, EU mobile citizen or non-resident?
The same passport can produce a different onboarding route depending on where you legally live, whether the bank can verify you remotely and what you intend to do with the account. Ask a branch to pre-check the profile before booking travel solely for account opening.
EU, EEA or Swiss citizen
Free-movement profileA valid national ID or passport may identify you, but the bank can still request a Polish or foreign address, evidence of residence, PESEL if available, tax-residence self-certification and the purpose of the account.
Non-EU resident in Poland
Residence-document profileExpect the bank to review both identity and legal-stay documentation. A residence card, visa or other accepted basis of stay may be requested together with address, PESEL where held, employment or business evidence and tax information.
Non-resident living abroad
Enhanced practical frictionA bank may require an in-person visit, restrict remote onboarding, ask for stronger links to Poland or decline a profile outside its current risk appetite. Explain the Warsaw purchase, expected transfer value, currencies and continuing use of the account.
What a Polish bank may ask a foreigner to provide
Not every document below is required in every case. The correct pack depends on the institution, opening channel and risk profile. Send only through the bank's authorised channel and never email unprotected identity files to an unknown address.
Core identity and contact file
- Valid passport or accepted EU/EEA/Swiss national identity card
- Polish residence card, visa or other legal-stay evidence if relevant
- Polish address or foreign address evidence requested by the bank
- PESEL, if assigned, plus foreign taxpayer identification number where applicable
- Polish or accepted international phone number and email
Purpose and financial profile
- Reason for opening: salary, living expenses, property purchase, mortgage or rental operations
- Expected currencies, transfer countries, values and frequency
- Employment, business, pension or investment-income evidence where requested
- Source-of-funds documents for the planned property capital
- Purchase reservation, draft agreement or transaction summary if it helps explain the relationship
Tax-residence self-certification
Polish financial institutions have international reporting duties under CRS and FATCA. Be ready to state all relevant tax residencies and provide the corresponding TIN(s). US citizens and US tax residents may face additional FATCA documentation.
Translation and document format
A bank may ask for an original, certified copy, apostille, Polish translation or a specific recency period for address and income evidence. Do not commission translations until the chosen institution confirms the exact standard it accepts.
Why the bank asks where the property money came from
The bank is not merely checking a passport. Polish AML rules require customer identification and verification, an understanding of the relationship and ongoing monitoring proportionate to risk. For a large property transfer, the economic story must match the evidence.
Source of funds: the specific capital
This answers where the money for the transaction came from. Depending on the case, evidence may include bank statements showing accumulation, a property sale deed, inheritance documents, dividend resolutions, an investment-account withdrawal, a loan agreement or business-sale records.
Source of wealth: the wider financial position
For a higher-risk or higher-value relationship, the institution may ask how the customer built their overall wealth—not only where one transfer came from. The answer should be truthful, consistent and supported where requested.
Which account setup fits a Warsaw property buyer?
Compare the whole payment path, not the promotional monthly fee. For a property transaction, incoming-transfer acceptance, FX spread, limits, branch support, confirmation documents and deposit protection can matter more than a free debit card.
PLN personal current account
The standard operating base for purchase payments denominated in PLN, utility bills, housing-community charges, Polish taxes and later rent-related expenses.
EUR or other foreign-currency subaccount
May let you receive foreign currency before deciding when and how to convert. It does not automatically mean the bank's exchange rate is competitive or that every incoming route is free.
Basic payment account
A narrow statutory PLN product for eligible consumers without another qualifying PLN account in Poland. It supports essential domestic payments but should not be presented as a guaranteed investor account.
Plan the account around the purchase—not the purchase around an unconfirmed account.

A safer way to open and prepare the account
Policies change. Treat the branch or remote channel's written confirmation as the operational checklist for your specific profile, then verify the final payment controls again before signing.
Define the purpose and expected money flow
State whether the account will support relocation, a cash purchase, mortgage, long-term rental or several of these. Record expected countries, currencies and approximate transaction values.
Shortlist supervised institutions
Verify the institution in the KNF banking-sector register. Also check the deposit-guarantee scheme applying to that legal entity; an EU bank branch may be covered by its home-state system rather than BFG.
Pre-check the profile and exact documents
Confirm accepted citizenship/residence combinations, branch or remote route, address standard, PESEL policy, language/translation requirements and whether the account can receive the planned transfer.
Build a coherent KYC file
Prepare identity, residence, address, tax self-certification, purpose and source-of-funds evidence. Names, account ownership and transaction amounts should reconcile across the documents.
Complete bank-controlled identification
Use only the institution's official branch, application or verified channel. Do not follow account-opening links sent by an unknown intermediary.
Test access and operational limits early
Confirm login, strong authentication, beneficiary creation, transfer limits, limit-change timing, document downloads and support availability. A tiny test payment can verify routing where appropriate, but it cannot prove that a later large payment will clear without review.
Pre-clear the property transfer
Before closing, give the bank adequate notice, provide the contract or deed draft if requested, confirm the payment title, beneficiary, IBAN, execution cut-off, FX route and any additional authorisation.
Funding a Warsaw apartment from abroad
A Polish account is not a blanket legal condition for every cash purchase, but it can simplify a PLN-denominated settlement, refunds, taxes, utilities and later rental operations. The purchase contract, notarial arrangements, lender and banks determine the actual payment mechanics.
Before sending the capital
- Confirm which account will send the money and keep it in the buyer's own name where possible
- Prepare a traceable source-of-funds pack before the bank asks
- Check whether the receiving bank accepts the currency and transfer route
- Compare the all-in FX result, not only an advertised margin
- Keep enough time for compliance questions and correspondent-bank delays
Before the notarial appointment
- Match the beneficiary name and IBAN to the reviewed contract or deed draft
- Confirm reservation/deposit and final-price payment titles
- Check daily limits and how quickly the bank applies a temporary increase
- Agree who confirms receipt and what evidence the notary or seller expects
- Never accept a last-minute account change by email alone
Protect the account and the purchase payment
A property transfer is an attractive fraud target because the amount is high and the deadline creates pressure. Separate legal verification of the transaction from operational verification of the payment instructions.
Institution check
Confirm the exact legal entity in the KNF register and determine whether deposits are covered by BFG or another EU deposit-guarantee scheme. The KNF public-warning list is useful, but absence from it is not proof that an entity is authorised.
Deposit protection
BFG states that eligible deposits are protected up to the PLN equivalent of €100,000 per depositor at one institution, with all eligible accounts at that institution aggregated. Joint holders each have a separate limit. Certain temporary high balances receive special treatment, but a buyer should verify the conditions rather than assume an exception applies.
Payment-detail verification
If an IBAN changes, stop. Compare it with the signed or lawyer-reviewed document and call a previously verified number. Do not use a phone number or link contained only in the message announcing the change.
Account access
Use unique credentials, strong bank authentication and a protected device. Check what action an approval prompt actually authorises; never approve a login or beneficiary that you did not initiate.

Polish bank-account FAQ for foreign buyers
These answers describe the general framework as at 25 August 2026. A bank's current written policy and a case-specific professional assessment take priority for an individual application or transaction.
Can a non-resident foreigner open a bank account in Poland?
It may be possible, but not every bank or channel accepts every non-resident profile. Expect an institution-specific review of identity, legal residence, address, tax residence, purpose, expected transactions and source of funds. Pre-check the profile before relying on an account for a purchase deadline.
Do I need a PESEL number to open a Polish bank account?
A PESEL can simplify identification and may be required by a particular bank or opening channel, but it does not replace KYC and does not guarantee approval. Gov.pl states that foreigners registered in Poland for a stay over 30 days receive PESEL automatically; an application route is available where the statutory conditions are met.
Can I open the account online from abroad?
Only if the bank's remote process accepts your citizenship, country of residence and identity document and can complete the required checks. Some applicants are directed to a branch or asked for additional evidence. Do not assume that a product advertised online is remotely available to every foreigner.
Is buying an apartment enough reason for the bank to accept me?
It is a legitimate purpose to explain, but it does not force approval. The bank still applies legal requirements and its own risk policy. A reservation agreement or purchase plan can support the explanation but is not a substitute for identity and source-of-funds evidence.
Must a cash buyer have a Polish bank account?
There is no blanket rule presented here that every cash purchase must use the buyer's Polish account. Payment mechanics depend on the contract, notarial arrangements, the sending and receiving banks and any lender. A Polish PLN account is often operationally useful and should be considered early.
What source-of-funds documents might be requested?
Examples include accumulated bank statements, salary or business-income evidence, a sale deed, inheritance records, dividend documents, investment withdrawals or a loan agreement. The correct evidence depends on how the specific funds were created and moved.
Will the bank ask about my tax residence?
Expect a tax-residence self-certification and the relevant TIN(s). Polish financial institutions operate under CRS and FATCA reporting frameworks. US citizens and US tax residents may face additional FATCA documentation.
What is a basic payment account?
It is a statutory PLN account for eligible consumers who do not already hold another qualifying PLN payment account in Poland. The law sets its essential domestic services and refusal grounds. It is not a universal guaranteed route for any overseas investor.
Are deposits protected up to €100,000 per account?
No. BFG explains that the standard limit is per depositor, per institution, with eligible balances across account types at that institution aggregated. Check whether BFG or another EU home-state scheme covers the exact legal entity.
