An investor based in Israel approached us to create a ready-to-rent investment in central Warsaw. The brief was clear: find a compact apartment with strong long-term rental potential, complete the acquisition remotely, renovate and furnish it, secure a tenant and provide ongoing management.

We found a 27 m², two-room apartment on Graniczna Street in Śródmieście. The property is located on the 7th floor and benefits from wide city views. The search took four weeks; we then negotiated the asking price from 580,000 PLN to 560,000 PLN and coordinated the purchase without requiring the client to travel to Poland.

Search and fully remote purchase

Four weeks of searching, a 20,000 PLN negotiation and an acquisition completed entirely from abroad.

Finding the right property took around 4 weeks. The asking price was 580,000 PLN. After negotiation, the apartment was purchased for 560,000 PLN — a saving of 20,000 PLN, with a purchase price of approximately 20,741 PLN/m².

The client was based in Israel and the acquisition was completed entirely remotely. We coordinated the local stages of the transaction and legal process, then remained the client's single point of contact throughout renovation, letting and ongoing management.

The total includes the purchase price, 2% PCC, 3,250 PLN for the notary, land register entries and deed copies, the legal fee of 1% net plus VAT, the completed renovation and furnishing, and the gross purchase coordination and tenant sourcing fees. All yield figures below use the same cost base of 725,981 PLN.

The rental and ongoing management

A tenant was secured in two weeks, and we continue to manage the apartment for the owner.

The apartment was rented within around 2 weeks. The tenant's total monthly payment is 4,100 PLN, including a 560 PLN building service charge. The rental income attributable to the owner is therefore 3,540 PLN per month.

How the figures are calculated

Gross yield: 42,480 PLN annual rent ÷ 725,981 PLN total cost base = 5.85%. Yield after management: 37,254.96 PLN after the management fee of 10% net plus VAT ÷ 725,981 PLN = 5.13%. Illustrative after-tax yield: 33,644.16 PLN after management and an assumed 8.5% Polish private-rental tax ÷ 725,981 PLN = 4.63%. The tax is calculated on the 3,540 PLN rent before management because costs are not deducted under the Polish lump-sum regime. The 560 PLN building charge is paid separately by the tenant and is not treated as the owner's rental income. These figures remain before vacancy, repairs, utilities and any tax due in Israel.
