The client was an investor from Jordan who already had experience buying property in Poland. He approached Warsaw Investor Care about a studio apartment we were presenting at Aleje Jerozolimskie 83, in central Warsaw, close to the city centre.
The studio has 26 m² of living space and sits on the third floor of a pre-war tenement building with a lift. The apartment was fully finished, furnished and equipped, requiring no renovation or additional work before it could be rented out. A separate cellar storage unit is included with the property.
The purchase was completed in cash, on the secondary market, in November 2025. From the client's first contact to the completed purchase, around 2 weeks passed. The client was personally present for the signing of the notarial deed.

A note on this transaction
Our fee on this deal
In this specific case, the buyer paid no commission to Warsaw Investor Care — the fee was covered by the seller.
On this transaction, the buyer did not pay a commission to Warsaw Investor Care for the purchase coordination. Our fee was covered by the seller, who was also a foreign investor and an existing client of ours.
As a result, the client from Jordan received access to the property, a presentation of the listing, negotiation support and coordination of the transaction without any additional commission on his side. Notarial costs and legal support were arranged independently by the client, since this was not his first property purchase in Poland.
This isn't the default arrangement
This fee structure applied because we were representing the seller on this specific listing. On most of our buyer-side projects, our purchase coordination fee is paid by the buyer — see our other case studies for how that typically works.
