Background

The client

An experienced investor from Jordan, already familiar with buying property in Poland.

The client was an investor from Jordan who already had experience purchasing real estate in Poland. He approached Warsaw Investor Care specifically about a studio apartment we were presenting for sale at Aleje Jerozolimskie 83 — a listing where we were representing the seller.

A repeat, experienced buyer

Because this was not his first property purchase in Poland, the client organised notarial costs and legal support independently, rather than through our coordination.

The property

A ready studio in a pre-war building

Fully finished, furnished and equipped, on the third floor of a lift-equipped tenement in central Warsaw.

Parameter Details
Location Aleje Jerozolimskie 83, Ochota, Warsaw
Size 26 m²
Floor 3rd floor
Building Pre-war tenement with lift
Extra space Separate cellar storage unit
Condition Fully finished, furnished and equipped

A lift in a pre-war building is a genuine point of difference in central Warsaw, where many period buildings of this age do not have one. Combined with the studio's central location, that made the apartment attractive to a wide pool of prospective tenants. See our Ochota property guide for more on the district.

A note on this transaction

Our fee on this deal

In this specific case, the buyer paid no commission to Warsaw Investor Care — the fee was covered by the seller.

On this transaction, the buyer did not pay a commission to Warsaw Investor Care for the purchase coordination. Our fee was covered by the seller, who was also a foreign investor and an existing client of ours.

As a result, the client from Jordan received access to the property, a presentation of the listing, negotiation support and coordination of the transaction without any additional commission on his side. Notarial costs and legal support were arranged independently by the client, since this was not his first property purchase in Poland.

This isn't the default arrangement

This fee structure applied because we were representing the seller on this specific listing. On most of our buyer-side projects, our purchase coordination fee is paid by the buyer — see our other case studies for how that typically works.

Letting

Rental income

A tenant was found within around ten days of the apartment going on the rental market.

Once the purchase was complete, we handled finding a tenant and running the full letting process. A tenant was found within around 10 days.

Parameter Value
Rent to the owner 2,900 PLN per month
Service charge 500 PLN per month
Additional tenant costs Electricity, based on usage
Our tenant-sourcing fee 2,900 PLN

After the lease was signed, the client did not take up an ongoing property management service — the tenancy is managed directly by the owner.

Project figures summary

Aleje Jerozolimskie 83, Ochota · 26 m² · investor from Jordan

Purchase price 500,000 PLN
PCC (2% of purchase price) ~10,000 PLN
Notarial costs ~2,500 PLN
Purchase price + PCC + notarial costs ~512,500 PLN
Monthly rent to owner 2,900 PLN
Annual rental income 34,800 PLN
Gross yield on purchase price alone ~6.96% per year
Gross yield incl. PCC and notarial costs ~6.79% per year
What these figures do not include

The ~6.96% figure is calculated on the 500,000 PLN purchase price alone. The ~6.79% figure adds an estimated PCC of 2% and notarial costs of around 2,500 PLN. Neither figure accounts for the tenant-sourcing fee, any periods without a tenant, or ongoing maintenance costs borne by the owner — all of which would reduce the net return in practice.

FAQ

Questions about this type of project

Common questions about buyer-side commissions and buying a ready-made investment studio in central Warsaw.

Does the buyer usually pay no commission?

No — this case was specific to a listing where we represented the seller, who covered our fee. On most of our buyer-side projects, the purchase coordination fee is paid by the buyer.

Can experienced buyers skip your legal and notarial coordination?

Yes, if they choose to. In this project, the client had already purchased property in Poland before and organised notarial costs and legal support independently, rather than through us.

How is the yield in this case study calculated?

The ~6.96% figure is an indicative gross yield calculated only on the 500,000 PLN purchase price. Adding an estimated PCC of 2% and notarial costs of around 2,500 PLN brings it to ~6.79%. Neither figure includes the tenant-sourcing fee, vacancy periods, or maintenance costs, all of which would lower the return in practice.

How long did it take to find a tenant?

In this case, a tenant was found within around 10 days of the apartment being placed on the rental market.
