Aleja Niepodległości, Mokotów Ground floor + cellar Full renovation, 3 months Tenant found in ~2 weeks

An investor from the United States approached us wanting to buy an apartment in Warsaw that could, after renovation, be placed on the long-term rental market. We ran the full investment process: sourcing a suitable property, analysing its potential, negotiating the price, coordinating the purchase, carrying out a complete renovation, fully furnishing the apartment, and finding a tenant.

The apartment is located on Aleja Niepodległości in Warsaw's Mokotów district. It has 37.5 m² of living space plus a cellar of around 3.5 m², and sits on the ground floor. The layout consists of a living room, a separate bedroom, a separate kitchen, a bathroom and a hallway. See our Mokotów property guide for more on the district itself.

The cellar is a genuine extra for a tenant, offering additional storage space beyond the apartment itself.

The property

A ground-floor apartment with a cellar in Mokotów

A compact, well-located unit with a genuine layout advantage for long-term tenants.

Parameter Details
Location Aleja Niepodległości, Mokotów, Warsaw
Size 37.5 m²
Cellar ~3.5 m²
Floor Ground floor
Layout Living room, separate bedroom, separate kitchen, bathroom, hallway

The separate bedroom and kitchen, rather than an open-plan layout, is a genuine point of difference for tenants at this size — it makes the apartment feel like a proper one-bedroom home rather than a studio. Combined with the cellar, it gives tenants more usable space than the 37.5 m² headline figure suggests.

Why this project matters

For an investor based in the United States, the value was not just in finding the apartment — it was in having a single point of responsibility for the entire process: sourcing, negotiation, purchase, renovation, furnishing and letting. The investor was present in Poland for the notarial signing, while the remaining stages of the project were coordinated by us.
