An investor from the United States approached us wanting to buy an apartment in Warsaw that could, after renovation, be placed on the long-term rental market. We ran the full investment process: sourcing a suitable property, analysing its potential, negotiating the price, coordinating the purchase, carrying out a complete renovation, fully furnishing the apartment, and finding a tenant.
The apartment is located on Aleja Niepodległości in Warsaw's Mokotów district. It has 37.5 m² of living space plus a cellar of around 3.5 m², and sits on the ground floor. Finding a suitable property took around 2 months. The asking price for the apartment was 620,000 PLN. After negotiations, the property was purchased for 585,000 PLN — a saving of 35,000 PLN, or roughly 15,600 PLN/m² on a purchase-price basis.
The investor was present in Poland for the signing of the notarial deed. From the start of the search to a rented, fully prepared apartment, around 5.5 months passed. The investor received a fully prepared property in Mokotów, generating 3,900 PLN of monthly rental income.
