Miasteczko Wilanów, Warsaw Fully furnished, no renovation 2 parking spaces + storage unit Tenant found in ~3 weeks

A client based in the United Kingdom was looking for a ready-made investment apartment in Warsaw — one that would not require renovation or additional furnishing. The property needed to be in an attractive location, provide stable rental income, and include extra elements that could add value and investment potential beyond the apartment itself.

The client was present in Poland for the signing of the notarial deed. The remaining stages of the purchase and rental preparation were coordinated by us as part of the full-service process. See our guide to buying property in Warsaw as a foreigner for how that process generally works.

Letting

Rental income

Every part of the property was let out separately — the apartment, the parking spot and the storage unit.

A tenant for the apartment was found within around 3 weeks. The apartment was let for 4,200 PLN per month, with the tenant paying a separate service charge of 600 PLN per month. The family parking spot was rented out to another resident of the building for 450 PLN per month, and the storage unit was rented to another resident for 300 PLN per month.

Income source Monthly amount
Apartment rent 4,200 PLN
Parking spaces (rented to another resident) 450 PLN
Storage unit (rented to another resident) 300 PLN
Total monthly income 4,950 PLN
Total annual income 59,400 PLN

The service charge paid by the apartment's tenant is passed through separately and is not part of the owner's rental income. The tenant-sourcing fee for the apartment was equivalent to one month's rent, 4,200 PLN. The client is not using an ongoing rental management service, so no additional monthly management fee applies.

Return

Yield

Two ways to look at the same return: against the purchase price, and against the full cost of the investment.

Project figures summary

Miasteczko Wilanów, Warsaw · 46 m² + parking + storage · client from the United Kingdom

Total purchase price (apartment + parking + storage) 1,005,000 PLN
Purchase and service costs 68,375 PLN
Tenant-sourcing fee 4,200 PLN
Total investment cost 1,077,575 PLN
Total annual income 59,400 PLN
Gross yield on purchase price ~5.91% per year
Gross yield on total investment cost ~5.51% per year
Why we show two yield figures

The ~5.91% figure is calculated against the 1,005,000 PLN purchase price alone. The ~5.51% figure is calculated against the 1,077,575 PLN total investment cost, including purchase costs and the tenant-sourcing fee — a more complete picture of the return on capital actually deployed.

Summary

Result

A ready-to-rent apartment with every element of the deal generating income.

Within 3 weeks, we found a ready, fully furnished apartment in one of the most recognisable parts of Wilanów. Through negotiation, the client bought the apartment 35,000 PLN below the asking price. The property required no renovation, and every element of it was put to work generating income.

The apartment, the two parking spaces and the storage unit together provide 4,950 PLN of combined monthly income. Every part of the property was let out, making full use of the investment's potential.

Why this project matters

This case shows how a property's ancillary elements — parking and storage — don't have to sit idle. Letting them out separately, on top of the apartment itself, meaningfully improved the overall return without adding any renovation risk to the project.

FAQ

Questions about this type of project

Common questions about buying a ready, furnished investment property with parking and storage.

Do I need to be present in Poland for the whole process?

In this project, the client was present in Poland for the notarial signing, while the property search, negotiation, purchase coordination and tenant search were all coordinated by us.

Can parking spaces and storage units really be rented out separately?

Yes. In this project, the family parking spot and storage unit were rented to other residents of the same building, generating 750 PLN of combined monthly income on top of the apartment's rent.

Why does this case study show two different yield percentages?

The ~5.91% figure is calculated against the purchase price alone. The ~5.51% figure is calculated against the total investment cost, including transaction costs and the tenant-sourcing fee — we show both so the return can be read either way.

Is ongoing rental management included?

Not automatically. In this project, our scope covered finding the tenant; the client chose not to use an additional ongoing management service and manages the tenancy directly.
