Marki, near Warsaw Terraced house with private garden Fully finished and furnished Bought for the clients' own use

A couple from Germany was looking for a fully finished and furnished property for themselves in a quiet location near Warsaw — not a rental investment, but a home they could move into without organising a single day of renovation. They chose a terraced house from our own portfolio of listings, located in Marki, a calm residential town just outside Warsaw.

The property offered 89 m² of living space, a private garden, and interiors finished to a high standard. The house was fully furnished and equipped, ready to move into, so the clients did not need to arrange any finishing works or additional furnishing themselves.

The purchase price came to 1,200,000 PLN. Unlike our fully remote case studies, the clients were present in Poland for the whole purchase procedure, and chose and paid for their own independent lawyer to represent their interests. Our role was to coordinate the process itself: managing formalities, liaising with all parties to the transaction, and organising the notarial signing — overseeing the purchase from property selection through to completion at the notary's office. Our commission for this service was 3% of the purchase price.

Starting point

Client goal

A home for themselves, not a rental investment.

The clients were a couple from Germany looking for a property for their own use in a calm location within reach of Warsaw. Unlike our investment case studies, this was not about rental yield or tenant demand — it was about finding the right home and completing the purchase smoothly.

What they needed from us was not property search or renovation management, but a safe pair of hands to coordinate the purchase itself, from the initial transaction arrangements through to the signing of the notarial deed.

The client's starting point

A couple buying for themselves, not for investment, with a clear need: professional coordination of the purchase process, from arrangement to notarial deed.

The property

A finished terraced house with a private garden

High-standard interiors, fully furnished and equipped, in a quiet residential setting just outside Warsaw.

Marki sits just northeast of Warsaw, offering a quieter, more residential setting than the city centre while remaining within easy reach of it — a common preference for buyers looking for a permanent home rather than a rental asset. For buyers weighing up where to settle around Warsaw, our guide to the best areas to live in and around Warsaw and our checklist for moving to Poland cover the practical side of relocating. The house's high-standard finish and complete furnishing meant the clients could focus entirely on the purchase itself, with nothing left to organise once the keys changed hands.

Process

Our work

Coordinating the purchase process itself, alongside the clients' own independent legal representation.

Because the property was already finished, furnished and selected from our own portfolio, our role here was narrower and more focused than on our full-service investment projects: coordinating the purchase process cleanly and efficiently, from reservation through to the notarial deed.

01

Property presentation and selection

The clients viewed and selected the terraced house with garden in Marki from our portfolio of finished, furnished listings.

02

Coordination of the purchase process

Managed the practical steps of the transaction and kept all parties — clients, sellers and their independent lawyer — aligned throughout.

03

Formalities and liaison

Coordinated the administrative and organisational steps of the transaction, while the clients' independent lawyer handled legal verification and representation, staying in direct contact with all parties to keep the process on track.

04

Organising the notarial signing

Arranged the notarial appointment and oversaw the process through to completion, with the clients present in Poland throughout the procedure.

Transaction data

Key numbers

A personal-use purchase, not an investment — so there's no yield to calculate, just the transaction itself.

Why there's no yield calculation here

This case study is different from our investment projects by design. The clients bought this house to live in it, not to rent it out — so there is deliberately no renovation budget, no rental income and no yield figure in this summary, only the purchase itself.

Service scope

Warsaw Investor Care's scope on this project

A focused transaction-coordination service, working alongside the clients' own independent legal representation.

  • Coordination of the purchase process from start to finish
  • Management of transaction formalities
  • Direct contact and liaison with all parties to the transaction
  • Organisation of the notarial signing
  • Oversight of the purchase from property selection to completion at the notary's office

Legal representation was arranged independently by the clients — they selected and paid for their own lawyer, who represented their interests throughout the transaction. This is different from our fully remote investment case studies, such as our Wola and Ursus projects, where Warsaw Investor Care typically coordinates legal support as part of the overall service. See our guide to buying property in Warsaw as a foreigner for how that legal process generally works.

Summary

Result

A smooth, well-coordinated purchase of a finished home, with the clients' own legal representation protected throughout.

The clients completed the purchase of a fully finished, fully furnished terraced house with a private garden in Marki, ready to move into with nothing left to organise. They were present in Poland throughout the purchase procedure and worked with their own independently chosen lawyer.

Why this project matters

Not every client needs a full renovation and rental management service — some simply need the purchase itself handled cleanly and professionally, with clear coordination between all parties and a properly organised notarial signing. This case study shows what that focused, transaction-only service looks like in practice.

FAQ

Questions about this type of project

Common questions from clients buying a finished home for themselves, rather than as a rental investment.

Do you only work with investors, or also with buyers purchasing a home for themselves?

Both. This case study is a personal-use purchase — the clients bought the house to live in, not to rent out. We coordinate purchases for investors and for buyers looking for their own home in Warsaw and the surrounding area.

Can we use our own lawyer instead of one you recommend?

Yes. In this project, the clients chose and paid for their own independent lawyer to represent their interests, while we coordinated the purchase process, formalities and the notarial signing.

What did the 3% commission cover in this transaction?

In this transaction, our 3% commission covered property presentation, coordination of the purchase process, communication between the parties, management of organisational formalities and arrangement of the notarial signing.

Do we need to travel to Poland to complete the purchase?

In this case, the clients were present in Poland throughout the purchase process. Whether physical presence is required depends on the structure of the transaction and any powers of attorney arranged — for some of our other projects, clients only needed to travel once, or not at all.

Every project looks different depending on the market, the property condition and what the client actually needs.

Wola — Buy, Renovate & Rent

A secondary-market apartment bought below asking price, fully renovated and rented out for a foreign client based in France.

Ursus — Buy, Finish & Rent

A primary-market apartment bought in developer condition, fully finished and rented out — the client only travelled to Warsaw for the notarial signing.
