Buy in Warsaw.
Keep control,
wherever you are.
WIC works for you, the buyer. We find your Warsaw home or investment, prepare a shortlist and viewing reports, and coordinate the purchase — in English, remotely or in person.
Less searching without direction.
More clarity at every step.
You do not need to know every Warsaw district, attend every viewing or coordinate every local conversation. You need a clear brief, useful information and a way to make the decisions that matter to you.
Tell us what you are looking forA shortlist shaped around you
After the consultation, we search around your budget, intended use and priorities. Your shortlist contains links to selected property offers for us to review together.
Someone actually sees the property
Local viewings and written documentation help you assess condition and practical details, whether you are abroad or standing beside us.
A local point of contact through to the keys
We coordinate the agreed search, purchase and handover steps with sellers and specialists, while you keep the decisions and know what comes next.
A home to live in.
Or a property with a plan.
A family home, a Warsaw base or an investment apartment each calls for a different search. We begin with how the property should work for you — not with a fixed list of available stock.
We compare relevant new-build and resale offers, discuss the compromises and agree the next direction with you. If you already have a property link, send it as the starting point.

before you decide.
The shortlist helps you choose which properties to explore. A viewing report documents the condition and relevant observations from a selected local viewing, giving us a written basis for your next decision.
- Room-by-room observations and photographic documentation
- Visible condition, installations and practical preparation work
- Priorities and estimated work costs where included in the agreed scope
Example inspection & rental preparation report from a visit on 11 September 2026. Your viewing report covers the selected property and agreed scope; its contents and length may differ from this sample.

Talk through your plansStart with a conversation
Tell us why you want to buy, your budget and timing. We discuss your priorities, explain the service and agree the search brief.
Receive a tailored shortlist
We start the search and compare relevant developer, agency and private-seller properties against your agreed brief.
Review and refine together
Your feedback shapes the next round. We agree which locations and properties deserve a closer look, rather than sending more of everything.
View remotely — or together
We attend selected viewings locally and document the findings in a written report. Prefer to visit? Fly to Warsaw and view shortlisted properties with us.
Choose, negotiate and verify
We help compare the finalists and negotiate the terms, coordinating legal and technical verification with the relevant specialists.
Complete the notarial purchase
Sign in person, or use a power of attorney in a form approved by the Polish notary handling your transaction. Your route is confirmed for your circumstances.
Take the keys and follow through
We coordinate the handover record and meter readings, utility and building-administration contacts, and post-purchase paperwork within your service. You can move on with a property prepared for its next stage.
Plan what comes after
If agreed, we coordinate renovation or finishing. Rental setup and management are available for qualifying apartments renovated or finished under WIC’s technical control.
Know what you are agreeing to.
Before we begin.
Your WIC scope and fee are agreed in writing upfront, with no hidden WIC fees outside that agreement. A narrower assignment can be discussed and priced individually.
Minimum PLN 24,600
Our net fee is 3% of the purchase price, plus 23% VAT. Minimum PLN 20,000 net / PLN 24,600 including VAT.
Notarial charges, taxes, statutory charges and independent legal work are separate from WIC’s fee. Any renovation, finishing or rental service has its own agreed scope and cost. The applicable costs are discussed before you commit to them.

A few things
you may want to know.
Your circumstances shape the route. These answers explain how the service fits around a real property purchase.
Can I buy without travelling to Warsaw?
A remote purchase may be possible using a suitable power of attorney. The Polish notary and your legal adviser confirm the required documents, formalities and any permissions for your circumstances. You can also come to Warsaw, view properties with us and sign in person.
What if I have not chosen a district or a specific property?
That is a useful starting point for the consultation. We discuss how you will use the property, your budget, preferred surroundings and practical requirements, then agree a search direction. The shortlist is refined with your feedback.
What will I receive after a viewing?
For viewings covered by the service, we document the condition and relevant observations in a written report. Its scope is agreed for the property and purpose. The linked sample shows an inspection and rental-preparation report; it is not a promise that every report has the same scope.
Who handles the legal and notarial work?
WIC coordinates the purchase process and communication with the relevant specialists. Independent legal work and the notary’s services are separate. Your lawyer and notary advise on the legal requirements and documents for your transaction.
Can I agree a narrower scope?
Yes. A narrower assignment can be discussed and priced by individual proposal. We confirm the WIC scope and fee in writing before work starts; the full buyer-representation fee is shown above.
Can you also renovate, furnish and manage the rental?
Renovation and finishing can be agreed as separate services. Rental setup and ongoing management are offered for qualifying apartments renovated or finished under WIC’s technical control, subject to the agreed scope. These services and their costs are separate from buyer representation.
