Identify the exact right being transferred and check whether the apartment has its own land register. Match the address, floor, area, room description, appurtenant rooms and shares in common property to the offer, architectural plan and physical condition.
Read every section of the land register and reconcile it with the seller’s acquisition documents. A clean-looking apartment does not cure a mismatch in title, area or use.
For foreign buyers, a standard separately owned residential apartment in a multi-unit building is generally the simplest structure. Houses, land, unusual title arrangements and property in restricted zones require separate analysis. Our foreign-buyer guide explains the distinction.
